Terms of Service

These terms govern your use of Listase. By creating an account or using the service, you agree to them.
1. About Listase
Listase is an AI-native platform that helps homeowners in London list and sell their home without a traditional estate agent. We provide the tools to list, verify and market a property, to manage viewings and offers, and to hand a completed sale to vetted partners. We are a platform, not a party to the sale contract between seller and buyer.
2. Using Listase
You must be at least 18 and able to enter into a contract. You agree to give accurate information, to keep your login secure, and to use the service lawfully. You are responsible for activity on your account.
3. If you are selling
Listing a home is governed by our separate Seller Agreement, which you sign before your home goes live. You are responsible for the accuracy of your listing and your Material Information, and you confirm you have the right to sell.
4. If you are buying
Buyers complete an identity check and provide proof of funds before making an offer. Offers are made in good faith. When a seller shortlists your offer, a refundable commitment hold of £250 may be authorised to confirm you are serious; it is released if the offer does not proceed.
5. Fees
Sellers pay a single flat fee of £999, only on completion, with no upfront cost and no fee if the home does not sell. Viewings are free for buyers - both live video walk-throughs and in-person viewings with a vetted local agent.
6. Verification and content
We verify identity, title and a short ownership video to protect everyone. Our AI drafts listing descriptions and other content from the information you provide; you review and approve it before it is published. You grant us a licence to display the content you submit for the purpose of marketing your listing.
7. Our role and liability
We provide the service with reasonable skill and care. We do not guarantee a sale or a particular price, and valuation figures are data-driven estimates, not formal valuations. We are not liable for the acts of buyers or sellers. Nothing in these terms excludes liability for death or personal injury caused by negligence, for fraud, or for anything that cannot be excluded by law.
8. Suspension and termination
We may suspend or close an account that breaches these terms, our Acceptable Use Policy, or the law. You may close your account at any time.
9. Changes
We may update the service and these terms. Where changes are material, we will tell you. Continuing to use Listase after a change means you accept the updated terms.
10. Governing law
These terms are governed by the law of England and Wales, whose courts have exclusive jurisdiction. To contact us, email hello@listase.co.uk.
