Seller Agreement (v1.0)

This agreement is between you (the Seller) and Listase. It sets out how we help you list and sell your home, what each of us is responsible for, and what it costs. Please read it in full before you sign. Signing is required before your home can go live.
1. The parties
This agreement is made between Listase (“we”, “us”, “Listase”) and you, the person listing a residential property for sale (“you”, “the Seller”). It applies to each property you list with us.
2. What we do
We provide the technology to list, verify and market your home, to receive and manage viewing requests and offers, and to hand a completed sale to vetted, fixed-fee conveyancing and mortgage partners. We are a listing and facilitation platform. We are not a party to the contract of sale between you and your buyer, which completes through solicitors in the usual way.
3. Your authority to sell
You confirm that you are the legal owner of the property, or are authorised by every legal owner to list and sell it, and that you have the right to enter into this agreement. Where the property is jointly owned, you confirm that all owners consent to the listing.
4. Accurate and complete information
You agree to provide true, accurate and complete information about the property, including the Material Information required by National Trading Standards (tenure, price, council tax, and any known issues). You are responsible for the accuracy of what you tell us and of what you approve in your listing. Misdescribing a property is unlawful.
5. Verification and consent
To protect buyers, you agree to complete our verification steps: an identity check, a title check against HM Land Registry, and a short in-app video that confirms the home is yours. You consent to us processing this information, including your verification video, which is stored securely and is never shown publicly.
6. Our fee
Listase charges a single flat fee of £999, payable only on completion of a sale arranged through the platform. There is no upfront cost, and no fee at all if your home does not sell. Viewings are free for buyers - both live video walk-throughs and in-person viewings carried out by a vetted agent Listase arranges.
7. Not a sole-agency contract
This is not a sole-agency or tie-in contract. You are free to withdraw your listing at any time before you accept an offer, and you are not charged for doing so. Our fee only becomes payable if a sale completes with a buyer introduced through Listase.
8. Your responsibilities during the sale
You agree to respond to genuine enquiries in good time, to keep your Material Information up to date, and to deal honestly with buyers. You remain responsible for deciding which offers to accept or reject.
9. Our responsibilities and limits
We will provide the platform and tools with reasonable skill and care. We do not guarantee that your home will sell or sell at a particular price, and our valuation figures are data-driven estimates, not formal valuations. Nothing in this agreement limits our liability for death, personal injury caused by negligence, fraud, or anything that cannot be limited by law.
10. Your right to cancel
As a consumer, you have the right to cancel this agreement within 14 days of signing, without giving a reason, under the Consumer Contracts Regulations 2013. If you ask us to publish your listing within that period and a sale then completes, our completion fee remains payable. To cancel, email hello@listase.co.uk.
11. Data protection
We handle your personal data in line with our Privacy Policy and UK data protection law. Please read the Privacy Policy for how your information, including your verification video, is used, shared and retained.
12. Governing law
This agreement is governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
13. Acceptance
By typing your full name and confirming below, you agree to this Seller Agreement (version 1.0, July 2026). We keep a record of your acceptance, including the date and the version you agreed to.
